What is a Quitclaim Deed?

A Quitclaim Deed is a legal document used in real estate transactions to transfer interest or ownership in a property from one party to another. Unlike a Warranty Deed, a quitclaim deed does not provide any warranties or guarantees about the status of the title. Instead, it conveys whatever interest the grantor (seller) has in the property, if any, without making any promises about the quality or marketability of the title.
