WHY IT MATTERS

Why Deed Work Matters

A living trust only protects assets that are actually titled in the trust's name. If your home is still in your individual name when you pass, even with a perfectly drafted trust, it still goes through probate. That single oversight is the most common reason "completed" estate plans fail.

Savon prepares and records the deed correctly the first time. We handle the paperwork with the County Recorder, depending on where the property sits and we file the homestead declaration for every homeowner client as part of standard planning.

WHAT WE PREPARE

Types of Deeds We Prepare

Different situations call for different deed types. Savon identifies the right instrument for your property transfer and prepares it correctly under the state law.

Quitclaim Deed

Used to transfer property into a trust or between family members. Transfers whatever interest the grantor holds, quick, common, and effective for intra-family and trust-funding transfers.

Grant, Bargain & Sale Deed

The standard  deed for most ownership transfers. Includes an implied warranty that the grantor has not encumbered the property typically used in arms-length real estate transactions.

Transfer-on-Death Deed

Passes real estate to a named beneficiary outside of probate without giving up ownership while you're alive. The beneficiary has no rights until death, so you retain full control.

Trust Transfer Deed

Specifically funds a living trust with real property. This is the step that closes the gap between having a trust and having a trust that actually works every living trust should have one.

NEVADA HOMESTEAD EXEMPTION

Of equity in your primary residence protected from most general creditors but only after you file.

Homestead Protection Is Generous,  But Not Automatic

For some states there can be $605,000 of equity in a primary residence that is protected from most general creditors. That's real, meaningful protection for homeowners.

But the protection isn't automatic. You have to file a Declaration of Homestead with the county recorder to claim it. It's a simple filing but it's easy to miss, and devastating to be without if a creditor situation ever arises.

Don't assume you're protected. Many homeowners believe the exemption applies automatically. It doesn't. Savon files the Declaration of Homestead for every homeowner client as part of standard planning so this protection is never overlooked.

OUR PROCESS

How Savon Handles It

We review, prepare, and record handling all the county paperwork so you don't have to navigate Nevada's recording requirements yourself.

01. Review the Current Deed

We pull and review your existing deed to understand current ownership, any encumbrances, and the right transfer type for your situation trust-funding, family transfer, or beneficiary designation.

02. Prepare the Document

We draft the deed to Nevada code, incorporating the correct legal descriptions, grantor and grantee information, and transfer language. Nothing is templated each deed is prepared for your specific property.

 

03. Record & File

We submit the deed to the Clark County or Nye County Recorder and file the homestead declaration if it hasn't been filed already. You receive recorded copies once complete.
